Frequently Asked Questions
Who manages the properties?
Depending on the location of the property we either manage the properties ourselves or if they are geographically too far we entrust the properties to a carefully selected partner to manage.
What should I do if a repair is needed?
Please send an email to info@bhresidential.co.uk and we will arrange the repair.
What should I do if I accidentally cause damage to the property, for instance, I leave the bath running and there’s water damage?
Please email us with pictures where possible and we will will come and have a look to see what needs to happen. Please don’t leave it until the next maintenance visit. Things are usually easier to sort out straight away than if left.
Do you have any properties available for rent at the moment?
We rarely have properties available as our residents tend to stay in their properties for a long time. We don’t advertise the properties on this website as we like to respect the privacy of the people who live in the properties. If you’d like to contact us to go on our waiting list, you can do so via email
Do you accept pets?
Where possible we accept pets if they are appropriate for the property and not prohibited by the property freeholders. Residents must sign a pet agreement policy before moving pets in.
What if I spot some mould in the property?
Please send an email to info@bhresidential.co.uk and we will arrange for someone to have a look to see what needs to done to fix it.
Sometimes it might be caused by something structural, for instance a roof leak. Other times it may be due to condensation from lack of ventilation. It’s important for us to take a look as soon as you notice it, as it’s the sort of thing that is best dealt with quickly.
Here is a link to a useful fact sheet from the NRLA on condensation.
What if I would like someone else to move into the property with me?
Renters aren’t allowed to sub-let. If you’d like someone else to move into the property, you’d need our permission. We would need to meet them and might need to do referencing.
How often do you normally visit the property?
We usually properties once every six to twelve months for a maintenance check and general catch up. We will arrange a convenient time in advance.
Who looks after the garden?
If you have a private garden area it’s the responsibility of the resident to look after the garden. This means mowing it at least once a fortnight in the summer, keeping the shrubs pruned and flower beds weeded.
Do I need to take out insurance?
We have buildings insurance on the properties, which does not include insurance for residents contents. This means that you need to take out contents insurance.
